A heritage tile roof, restored not replaced

The owner of an older estate near the Country Club was told by a roofer that their historic tile roof was failing and needed replacement, a six-figure proposition on a home of that size.

The tile was sound. Decades of moss, lichen, and oak debris had darkened it beyond recognition. We soft washed the entire roof over careful visits, protecting the surrounding landscape, and the original tile returned to its true color.

The result: a heritage roof preserved, a very large replacement avoided, and a discreet maintenance plan to keep it that way.

Estate grounds and hardscape

A Diablo estate's grounds are as considered as its architecture, and the hardscape is part of that composition. Stone entries, terraces, pool surrounds, motor courts, and paver drives collect the organic grime that thrives under the oaks, and when they dull, the whole setting loses its intended effect.

How often should an estate's gutters be cleared? At least twice a year, and on Diablo's heavily wooded lots often more, because the mature oaks that shade these properties shed steadily into gutters and roof valleys. Clearing them before the winter storms is basic protection, blocked gutters send water where it should never go.

What is at stake if they are neglected? On a significant home, a great deal. Overflow finds its way behind fascia, down facades, and against foundations, and the resulting rot, staining, and moisture damage are expensive to put right and entirely avoidable. Debris left in valleys also holds moisture against a heritage roof, accelerating exactly the growth that ages it. And in these foothills, dry accumulated debris is a fire consideration as much as a drainage one.

Can this simply be handled for us? Yes, and most estate owners prefer it that way.
